About Club Bondi Junction RSL

Club Bondi Junction RSL is a lively and welcoming gathering place for members and the broader Eastern Suburbs community.

Established in the 1940s, the Club has long served as place for locals to meet, commemorate important occasions, share friendship, enjoy an entertaining night out or time with their favourite social group.

As the home of the Bondi Junction-Waverley RSL Sub-Branch, the continued welfare of veterans, ex-service and serving Defence Force members remains core to the Club’s purpose.

Club life today is multi-faceted, providing entertainment like live music by local artists throughout the week and the biggest meat raffles in the Eastern Suburbs!

Function rooms are also available for club and community activities.

Sporting groups include Darts, Snooker, Indoor and Outdoor Bowls, and the Swimming Club meets year-round each Sunday morning at Bondi Icebergs.

Bound by Bronte Road, Gray Street and Ebley Street, and only a five-minute walk to Bondi Junction train station, the Club is surrounded by significant commercial, retail, and residential activity within the vibrant and diverse Bondi Junction CBD. 

The Need for Change

Now, as Bondi Junction transforms into an even more sophisticated lifestyle and business centre for the Eastern Suburbs and home to many more people, the Club has reflected on how it also needs to change for the future to remain relevant to the community it serves.

After an exhaustive tender process, the Club has selected Capital Bluestone as a development partner, to establish a brand-new Club supported by income from residential apartments and retail spaces.

This new approach is designed to provide the Club with the best value and opportunity for longevity, while delivering members and the community with an exciting new focal point worthy of such a prominent location.

A revitalised and enduring Club is the core reason for this redevelopment, and Club Bondi Junction RSL will ensure that a vibrant and connected club community continues throughout the project.

Details of the Club Redevelopment

The revitalisation of Club Bondi Junction RSL will introduce a high
quality, high amenity mixed used development to the site.
It will also secure the financial future of the Club and its ability to
continue to support returned service men and women, and the
local community.


The redeveloped Club will provide a greater experience for
members through a brand new dining precinct and improved
amenities and facilities as well as the ability to attract more new
members on a regular basis.

The brand new Club on Ground and Level One will provide:

Concepts Plans Only

  • A vibrant and active street front for the Club with new cafes/restaurants opening to Gray Street and Bronte Road
  • A maintained and enhanced heritage façade for the Club
  • A new entry off Bronte Road
  • Secure basement parking
  • A modern indoor and outdoor gaming facility
  • Function rooms and outdoor terraces
  • Opportunities for retail tenancies providing a recurring income
  • Three residential apartments to be retained by the Club and leased out as another recurring income stream

Details of the Residential Development

The redevelopment of Club Bondi Junction RSL includes a residential component set on a podium above the new, revitalised Club.

The residential component of the redevelopment will include:

  • 8 levels of residential apartments above 2 levels of Club

  • 80 one, two and three-bedroom apartments with a separate residential lobby off Gray Street

  • A residents’ rooftop recreation area with pool, sun beds and BBQ facilities

  • Three levels of secure basement parking

Development Height

  • Council zoning of the site allows the development of up to 32m on the basis of a 10 storey building

  • Following refusal to the original Development Application that predicated an increased height in order to achieve the permissible density on the site, a revised application has been submitted to Council, in line with the 10 storeys as earmarked in Council’s Development Control Plan (“DCP”).

  • Whilst the 10 storey development does slightly encroach the permissible 32m height limit with rooftop amenity including building plant rooms and services. detailed shadow analysis indicates very minimal impact to neighbouring properties.

  • To ensure the Club's future financial security and survival, the redevelopment of the site is essential.

Street Activation & Heritage

  • The proposed design focuses on a significantly improved street activation with the ability for the Club, cafes, restaurants and retail to open up to Gray Street and Bronte Road

  • At street level the building will have a full height glass façade, creating a visual connection between the Club and the outdoor seating areas

  • Gray Street will become an ‘eat street’ destination in line with Waverley Council’s ambition to create activated precincts within Bondi Junction

  • The heritage building façade on Gray Street and Bronte Road will be retained and incorporated into the building design

Parking & Traffic Analysis

The development will provide the following parking for the Club and residents;

  • 122 spaces in total

  • 87 residential bays

  • 11 residential visitor/carwash bays

  • 22 Club bays

  • 2 car share bays to be operated by GoGet/similar

This meets the parking requirements set out in Waverley Council’s DCP 2012

  • Independent experts have conducted a traffic management assessment and study

  • The study concludes that the development will have minimal affect on the current traffic flow, surrounding road network or the availability of on street parking
